+ Cabanatuan City is known as a flood prone area during rainy season. Does this follow that The Grand Victoria Estates also gets flooded during this time?
Cabanatuan is always submerged in flood water during rainy/typhoon season. However, GVE has always been flood-free because the subdivision is 7 feet higher than the ground level of the national highway. Homeowners can attest to this.
+ How is GVE different from the other subdivisions that have mushroomed in Cabanatuan City?
GVE is distinct from the other subdivisions because its land location is naturally elevated by at least 7 feet from the level of Maharlika Highway. This assures homeowners of flood-free and sink–= free homes. This is unlike other subdivisions in the area where elevations were achieved through artificial processes, where the sound compacting of soil is not assured.
+ Are the titles available on demand? How soon can it be transferred to the buyer’s name?
All titles are available, clean and ready for transfer when fully paid. Expenses related to the transfer of title are already included in the Contract Price. However, the length of time for the transfer process to be completed depends on the government agencies involved, namely, the Registry of Deeds and BIR.
+ How can I avail of a house & lot or lot only at GVE?
After you decide on what specific lot, or house and lot to purchase, you need to come up with enough money to cover for the following:
Reservation Fee - P10,000 for lot only; while P20,000 to P30,000 for a house & lot package. This is the deposit you make on the home or lot to prove to the developer that you are serious about wanting to buy the property. This also allows you to hold the property for 30 days. P10,000 for lot only; while P20,000 for Bungalow and P30,000 for 2 Storey Single Detached.
Down payment - a percentage of the cost of the property that you must pay up front. Minimum is 20% DP payable in 6 – 15 months, zero interest for an open lot, while 25% DP for a house & lot package for 24-30 months. The more money you can put into your down payment, the lower your mortgage payments will be.
Monthly Amortization – After the downpayment period, minimum of 75% payable on a longer period of time (normally 5 – 25 years) with corresponding interest per annum. Financing may be taken from an accredited banks or Pag-IBIG for a house & lot; or In-house financing for Open Lot purchase.

+For people who cannot afford to pay the contract price in lump sum, are there options for easy payment terms?
Yes.
- Open Lot Sales - Options are In-house Financing, Bank Financing and Pag-IBIG Fund.
- House & Lot Package - Options are Bank Financing and Pag-IBIG Fund.
+If I purchase a house & lot, when can I expect the construction to start and when is the turn-over of the unit?
- Construction of the house starts after paying 20% of the down payment, the submission of all documents required by the developer and the pre-approved housing loan from the bank and financing institutions. Construction period is from 6 to 8 months.
- Turn-over of the house takes place when the developer receives the loan proceeds from the housing loan; then payment of Move-in Fee.
+Do I still need to shell out money for expenses related to the transfer of title to my name as the new owner?
There is no need to pay for expenses related to the transfer of title. The Registration Fees are already included in the Contract Price.
+In addition to the Contract Price, what other expenses do I need to consider?
You need to pay the Move-in Fee which is required prior to the turn-over of the unit. The move-in fee represents water and electricity application and connection.
+How soon can I construct my own home if I purchase an open lot? Are there any restriction being implemented by the developer?
- You can start building your house upon payment of 25% of the contract price. You can choose your own design and contractor.
- Prior to construction, you will be required to submit an architectural plan of your house to our Engineering. Once the design is approved, you need to secure a building permit from Cabanatuan City Engineering Office. Once completed, go to our Village Administration and pay the construction bond.
+Does the lot area have provisions for expansion of the house?
Yes. Our single-detached homes are built on a larger than average lot area compared to other lots offered in the market. We offer a minimum lot area of 120 sqm. The house design went through a rigid and in-depth study and planning, making each house ready for expansion to cater to the increasing need of your family.
+If my initial purchase is an open lot, and later on decides to upgrade my purchase to a house & lot package, will I be allowed by the developer?
Approval will depend solely on the capacity of the buyer based on his income and payments of his monthly amortizations.
+If I am working in another country, can I still avail of a housing loan either through bank or Pag-ibig Financing?
Yes. For as long as you are a documented OFW, you may apply for housing loan from your chosen financing institution.
+I am now an American citizen, but wish to purchase a house & lot and avail of a housing loan through your accredited bank?
Local banks extend housing loan to Dual-citizen individuals.
